In 2020 we replaced the roof with new Owens Corning shingles and should last for the next 30 years..
The summer of 2021 we replaced every deck railing with new updated and improved products to bring the building into the next decade. We also painted each deck to improve the look of the building and refresh it. Additionally, we replaced high maintenance railings and trims to improve the building envelope
Summer of 2023, we replaced the hallway HVAC units that condition the building hallways,.
We added and maintain a library (nook) on the second floor for owners to share their reading gems. The shelves are recycled with new arrivals every month.
We added a large number of plants to cover our back area as well as improve the aesthetics in the front with ground cover, new tress at the entry, and a few surprises.
In 2023, we installed a camera that links to the company that patrols St. Louis Hills and financed by a special tax. This is in addition to other security measures and cameras that have been installed for the building to be secure.

All projects must be presented to the board for approval and considerations. Unit owners must be present to supervise any remodel project and clean up in common areas should be addressed at end of day by contractor or unit owner.
The city may require up to 5 sealed drawings to be presented at time of permit application and that cost will be borne by the unit own.
